Ormond
Beach
Breakaway
Trails
| Breakaway is a gated community on Highway
40, the major east-west thoroughfare in Ormond Beach. The
main gate is about 2 miles west of I-95 (At Exit 268), making
it a very convenient location, close to Wal-Mart, Publix
and all the shopping and restaurants located just east of
I-95. The front section was built in the late ‘80’s
and early ‘90’s and is a bit more established
with more mature trees and landscaping. The front section
also offers a wider variety of homes and many of the largest
homes in the community are in this section. The newer section
is across the wooden bridge and offers homes from the mid
‘90’s to the present. |

| The community is approaching its
build-out of about 950 homes. Breakaway has a community
pool, tennis courts, playground, soccer field, clubhouse…
and is one of our all-time favorite recommendations for
families with kids. |
Halifax
Plantation
 |
Halifax Plantation is at the northern end
of Ormond Beach and is located just east of I-95 Exit 278),
bordering Bulow Creek State Park and “The Loop”,
one of the area’s most scenic drives. The community
is reasonably wooded with lots of oaks and other hammock-type
trees (not just pines). The non-gated community has a very
good 18 hole golf course with clubhouse, etc. The north
section is north of Old Dixie Highway and lots there are
generally ½ acre or more. The southern section, where
the golf course is, has a greater variety of lot sizes,
ranging from large estate lots on the golf course to small
villa-type lots with all landscaping maintenance provided. |
| The drive from Halifax Plantation
to the beach is through tree-canopied roads and across Bulow
Creek State Park—truly a magnificent drive, and the
beach is only about 10 minutes away. |
Hunters Ridge
| Hunters Ridge is about a mile past Breakaway
Trails on Highway 40, making it convenient to I-95 (Exit
268) and shopping. The non-gated community offers a wide
selection of lot sizes and homes, ranging from traditional
two story to Florida contemporary design, with a few low-country
and other designs thrown in. Amenities include a pool, playground
and an on-site storage yard for boats and RV’s—one
of the few communities to provide this benefit. Hunters
Ridge is fairly well built out at this point, though there
is room for expansion of the community onto several thousand
acres to the north in Flagler County. That has been under
discussion for several years, but lots in this new area
are not available yet. |

Ormond Lakes

Ormond Lakes is on US 1, about 5 minutes
north of Granada Boulevard (Highway 40) and about 1 minute
south of I-95 (Exit 273). There is also an exit that leads
to Old Dixie Highway for a very scenic drive to the downtown
Ormond Beach area. The community is divided up into a number
of different neighborhoods, each with a different ambience.
Emerald Lake Estates is gated. The large lake in Ormond
Lakes is spring fed, offers some good fishing and tremendous
views, particularly from some of the higher lots on the
west side of the water. There is a community pool and clubhouse.
Newer than the above-mentioned communities, this community
has really become popular and offers a number of nice, large,
newer homes. |

Plantation Bay
Plantation Bay is the largest of Ormond’s
communities and offers three 18 hole golf courses, as
well as a tennis and pool complex, a country club and
a golf club. The entire community is gated and security
is “serious”. The community is located just
west of I-95 (Exit 278) with its main entrance off of
Old Dixie Highway.
There is a south entrance at the far southern end of
the community,offering good access to downtown Ormond
Beach |

| (about 9 minutes away) or to
I-95 (Exit 273, about 2 minutes away). Though just on the
opposite side of the interstate from Halifax Plantation,
the communities have a very different feel—Halifax
with its oaks and Spanish Moss, and Plantation Bay with
broad sweeping vistas. The feeling in Plantation Bay is
one of low density. The drive to the beach is similar to
that from Halifax Plantation—along tree-canopied roads
and across very scenic Bulow Creek State Park. It’s
about a 15 miutes drive from the main entrance. |

Port
Orange
Cypress Head
| With its' superb location and
beautiful wetlands setting, Cypress Head is a wonderful
golf community that offers a private and tranquil luxury
lifestyle. Located off Airport Road in Port Orange, Cypress
head offers many types of homes from duplex style “Golf
Villas” to luxurious Mediterranean estate homes. Boasting
an Aurthur Hills designed course with a blend of holes and
styles, and a layout of two distinct nines that impress
players through different means. At 6,832 yards from the
tournament tees, the course is not a beast. There are three
alternative sets to choose from and is sure to please the
part time as well as the serious golfer. |

Sabal Creek

Like much of the new development in booming
Port Orange, Sabal Creek lies on Williamson Boulevard, south
of Taylor Road. This area is just west of I-95 (Exit 256).
Taylor Road becomes Dunlawton Avenue east of I-95 and runs
all the way to the beach, about 5 miles away. Shopping and
restaurants are plentiful within a few miles, including
Home Depot, Super Target, Applebees, Bob Evans and more.
Sabal Creek is a gated community that was built in the mid
1990’s to the early 2000’s by The Johnson Group
and contains homes which range from smaller 2 bedroom villas,
approximately 1500 sf of living area to estate homes over
4000 sq ft. Surrounded by a wooded green belt area, with
a few small lakes, it is a beautiful community. |

Sanctuary
| The Sanctuary is located on Williamson Boulevard
in Port Orange, west of I-95, (Exit 256) and just a few
minutes south of Taylor Road. East of I-95, Taylor turns
into Dunlawton Avenue, the major east-west thoroughfare
through Port Orange, running all the way to the beach. The
Snactuary is convenient to golfing, shops and restaurants
such as Lowes, Walmart, Publix, Chilis, Stonewoods, and

| from about 1995 to the early
2000’s and range from about 1,500 sf of living area
to over 4000 sq ft. Villas, executive and estate homes are
available. The Sanctuary boasts a wooded green belt and
creek making it a lovely and tranquil area. |
Sterling Chase
 |
Like many of the newer communities in Port
Orange, Sterling Chase lies along Williamson Road, south
of Taylor Road. Sterling Chase is smaller than some of the
other communities, offering a great choice for those looking
for a quiet neighborhood feel, while offering a nice assortment
of single family homes. |
Waters Edge
More than just beautiful homes, Waters Edge is a family community,
conveniently located off Airport Road in Port Orange. The location
is superb, being next to one of the city’s newest parks
and Port Orange’s newest Middle School. You’re close
to everything. Waters Edge has easy access to the best that
Port Orange and Daytona Beach have to offer. Waters Edge is
also one of the area’s newest communities, with a magnificent
entrance, beautiful fountains and many pristine lakes. Waters
Edge is proud of its beautiful nature areas surrounding the
development. Lakes and large trees invite the wonderful Florida
wildlife to your neighborhood.

Daytona
Beach
LPGA
| LPGA International is a premier upscale
residential community in Daytona Beach that serves as the
home of the LPGA. The community features individual neighborhoods,
such as Acclaim at Lionspaw, where top builders are offering
affordable upscale homes, and Lionspaw Grand, where the
perfectly manicured landscaping of gorgeous mansions line
the fairways. There are many such neighborhoods to choose
from. For the avid golfer there are two 18-hole golf courses—the
Champions by Rees Jones and the Legends by Arthur Hills—the
LPGA Golf Academy and the LPGA's National Headquarters office
building. The Champions course marked the first time in
history that a golf course was designed specifically for

Speedway Boulevard and LPGA Boulevard, making it convenient
to shopping, restaurants and racing. |
Pelican Bay
Pelican Bay is a large gated community offering a country
club and two 18 hole gof courses, one private and one semi-private.
The community is located near the I-95 and I-4 interchange making
it very convenient to anywhere you want to go! From large homes
on the fairways to more modest homes, townhomes and condominiums,
Pelican Bay provides a wide array of housing choices.
Palm
Coast
Grand Haven

Grand Haven, a premier residential golf
community, is located on more than 1,350 acres along the
Intracoastal Waterway in Palm Coast, and offers an array
of fine amenities: A Jack Nicklaus Signature golf course
for the “serious” golfer, a world-class country
club, a gated community with large homesites featuring some
of the area’s best builders. Grand Haven is located
in Palm Coast, several miles from I-95 (Exit 289). The community
is comprised of intimate villages linked by winding trails
and tree-lined streets. |

The
Hammock
Hammock Beach
Elegantly sited along the Atlantic coast, the unique development
of Hammock Beach sparkles like gold dust on a sandy shore. The
community shares the Jack Nicklaus, 18 hole, par 72 championship
course with Ocean Hammock. The course runs through live oak
and wetlands with several holes kissing the ocean shore. Yacht

Hammock Dunes
| Well-planned and superbly executed,
Hammock Dunes is a private, golf course community set directly
on the Atlantic coast. Gated and secure, 24 hour staffed
entries control access in and out of Hammock Dunes. Two
championship golf courses are part of this development –
one a Tom Fazio and the other a Rees-Jones, called the Creek
Course. Both are a challenging 18—the Creek course,
maybe, more so. Many of the single-family homes here claim

spectacular vistas. The community
is right on the ocean and offers 1½ miles of beach
to its residents. Enjoy the privacy factor here on this
serene stretch of sand. The oceanfront clubhouse is spectacular
with views of vast ocean to one side and gorgeous golf links
to the other. Tennis is available on five clay courts. The
heated pool and spa, fitness facilities and pro-shop provide
additional conveniences. Island Estates, part of Hammock
Dunes, is perfectly named. Situated on an incredible 2 mile
long island where every home is on the Intracoastal or the
FEC canal, the estate homesites make up one of the most
beautiful communities you could imagine. |
Ocean Hammock
Like its neighbors in The Hammocks area, Ocean Hammock was
planned to be an elite oceanfront community that features world-class
golf, but also provides all the expected resort-style amenities
and amusements, with a variety of home options. The golf course
is a signature course by Jack Nicklaus, a stunning course that
features six holes directly on the ocean. Nicklaus himself has
proclaimed this course to be the “Pebble Beach of the
east”. The Clubhouse offers full fitness facilities, a
pro-shop, restaurant, ocean-oriented swimming pool and beach
amenities, it rivals those of similar communities. Enjoy the
community’s 320-acre nature preserve or bicycling along
